Raw District 2 by Imtiaz Developments presents the rise of the second chapter of record vision at Sheikh Zayed Road with luxury class studios to 3-bedroom apartments, Grade A Offices and retails. Each tower in Sheikh Zayed Road is competing the same dose of Arabian Gulf light in this expensive address, where the second phase deliberately breaks out of that category. The work collection occupies the lower and mid floors as a fully managed co-working ecosystem: open desks, private studios and modular spaces to grow as a business, supported by a dedicated Creative Floor, an integrated space that brings together a design lab, broadcast studio, and much more.

The ground level is dedicated to retail works, a series of maker-led storefront paradise that prioritise craft above convenience. Whereas the Distrikt Table that also neatly incorporated into the length of the communal dining counter, a feature with its delis built right into it. The residential collection stands tall, a new volume of high-energy living, to go back to when the one below you call it a day. Raw Theory, a two-thousand square foot gym with an outdoor sand training zone, resides between the two, and outside the edge of the building and its hundredfold ground plane is the Flame Tree Park, which extends the ground plane by eighty thousand square feet, lighting the district up during summer months. Each zone is actually a zone because of its on-going influence next door, not for itself.

The exterior, as promised, does not lie about the materials, even as different composing the panels catch the light in various ways in different seasons of the day. The exterior windows have deep overhangs that block the light, but not in such a way as to eradicate the dialogue in the street. Grounded, the edifice recedes back to allow the Flame Tree Park to front, lush other vegetation and colour before the metro station is just past the park’s edge to ensure an instant commute, but not too close as to be included in its noise.

The exclusive design, construction, joinery and after sales were all in-house by developer, which had been established in 1993 building an extensive portfolio beyond forty projects and two thousand delivered homes. This next District is that philosophy channelled into a second address: two buildings, one ground, one park, and a district that continues to demonstrate in the future.
